Several factors influence what approvals are required for a proposed development
Where a development requires the design of civil works, such as roads, water supply, stormwater, pavements, and vehicle access crossings, you will to ensure compliance with the relevant requirements in Councils Civils Works Specification. Further details regarding this step of the DA process, can be accessed HERE.
If construction works are proposed as part of the development, you will need to apply for a Construction Certificate (CC). A CC can be issued either by Council or an independent principal certifier (PC) and must be submitted to Council via the NSW Planning Portal. Further details regarding this step of the DA process, can be accessed HERE.
Once building work is complete, an Occupation Certificate (OC) is required. The OC authorises the occupation and use of a new building or section. For staged works, an OC may be issued which allows you to occupy the completed part of the building. Depending on the particular OC sought, the PC must be satisfied the development meets various regulatory standards.
The issue of the final OC is the last step in the formal DA and construction process (though there could be ongoing ‘operational’ conditions such as maintaining appropriate noise levels or landscape maintenance).
Council also recognises the need in the community for technical advice associated with post determination matters and wants to ensure this advice provided is provided promptly. A request for Post Consent Services and Advice can be accessed HERE. These services are provided as per the adopted fee.
Council has complied useful forms and policies associated with post determination and these can be accessed HERE.
